Short-Term Rental Turnover Cleaning Agreement

Template notice. This document is a starting-point template, not legal advice. State and local laws vary. Before using this agreement with clients, have an attorney licensed in your state review and adapt it.

1. Parties and Property

This Turnover Cleaning Agreement (the "Agreement") is entered into as of Effective Date (the "Effective Date") by and between Provider Business Name ("Provider") and Host or Property Manager ("Host"). Provider will clean the short-term rental property described below (the "Property") between guest stays. Each cleaning between a guest checkout and the next check-in is a "Turnover."

  • Property address: Rental Property Address
  • Unit size: Unit Size

2. Standard Turnover

Each Turnover leaves the Property ready for the next guest. A standard Turnover includes the tasks in Section 2.1. Anything else is an Add-On Service under Section 6.

2.1 Tasks Performed Each Turnover
  • Strip used beds and remake them with clean linens to Host's listing photos or written standard
  • Clean and sanitize bathrooms, including toilet, shower or tub, sink, mirror and floor
  • Clean kitchen counters, sink, stovetop, microwave and appliance exteriors
  • Load and run the dishwasher, and put away clean dishes
  • Dust surfaces, vacuum carpets and rugs, and mop hard floors
  • Empty all trash and recycling, replace liners, and take bags to the outdoor bins
  • Restock guest supplies under Section 5
  • Reset the unit to the listing setup, including towels, furniture and remotes
  • Check for damage, missing items and items left by guests, and report them under Section 7
  • Lock up and leave thermostat and lights at Host's checkout settings
2.2 Not Included
  • Inside the oven or refrigerator beyond wiping spills
  • Window washing beyond spot-cleaning glass
  • Outdoor areas, pools, hot tubs and grills
  • Carpet shampooing or upholstery cleaning
  • Biohazards, mold or pest problems
  • Repairs or maintenance

3. Scheduling and Turnover Window

Host will share the booking calendar with Provider, by calendar link or by sending each reservation, as soon as a booking is made. Guest checkout is Guest Checkout Time and the next guest check-in is Next Guest Check-In Time. Provider will finish each Turnover before the next check-in time.

A Turnover that Provider learns of less than 24 hours before checkout, or that has less than 5 hours between checkout and the next check-in, is a "Rush Turnover" and is billed at the Turnover Rate plus Rush Turnover Premium (%)%.

Provider will not enter while a guest is inside. If a guest has not left at checkout time, Provider will tell Host and will wait or come back later the same day, as Host directs. Waiting time beyond 30 minutes is billed at the Extra Time Rate in Section 4.

4. Rates and Payment

Host will pay $Turnover Rate ($) per standard Turnover of the Property (the "Turnover Rate"). Extra time for conditions beyond a standard Turnover, such as party cleanup, heavy pet hair or stains needing treatment, is billed at $Extra Time Rate ($ per hour) per hour (the "Extra Time Rate"), and Provider will send Host photos of the condition found.

Provider will invoice Billing Schedule. Payment is due Payment Terms. Invoices unpaid more than 10 days past due accrue a late fee of Late Fee % per month% per month or the maximum permitted by law, whichever is lower.

Provider may change the Turnover Rate on at least 30 days' written notice. Turnovers for reservations already booked when notice is given are billed at the earlier rate.

5. Linens, Supplies and Restocking

  • Linens and towels: Linens and Towels
  • Guest supplies and restocking: Guest Supplies and Restocking

Provider supplies its own cleaning products and equipment. Host will keep enough linen sets at the Property that a Turnover never waits on laundry. Provider will tell Host when guest supplies are running low, at least one Turnover before they run out.

6. Add-On Services

Deep cleans, the inside of the oven or refrigerator, window washing, carpet cleaning and similar work are "Add-On Services." Provider will give Host a written price first, and Host's written or electronic approval authorizes the work and the charge.

7. Damage, Missing Items and Guest Issues

Provider will report damage, missing items, signs of smoking, extra guests or pets, and items left behind to Host within Damage Report Window (hours) hours of finishing the Turnover, with dated photos. Where the turnover window allows, Provider will photograph damage before cleaning around it. Host is responsible for any claim against a guest or a booking platform. Provider's photos and notes are provided to support it, and Provider will answer reasonable follow-up questions. Items left by guests will be bagged, labeled with the checkout date and left where Host directs.

If Provider's staff damage the Property, Provider will tell Host the same day. Provider's sole liability for damage caused by Provider's negligence is, at Provider's option, repair, replacement with like kind and value, or credit against future Turnovers. Provider's aggregate liability in any 12-month period is limited to the total amount paid by Host to Provider during that period. Provider maintains general liability insurance of at least $Insurance ($/occurrence) per occurrence and will provide a certificate of insurance on request.

8. Access, Cancellations and Lockouts

Host will give Provider access by lockbox, keypad or smart lock, and will send Provider the new code before the next Turnover whenever it changes. Provider will keep all codes confidential.

  • Host cancels or moves a Turnover with 48 hours' notice or more: no fee.
  • Less than 48 hours' notice: 50% of the Turnover Rate.
  • Less than 24 hours' notice, or Provider cannot get in on arrival and Host cannot fix it within 30 minutes: the full Turnover Rate.
  • A cancelled guest reservation counts from the time Host tells Provider about it.

If Provider cannot make a scheduled Turnover, Provider will tell Host as soon as it knows and will send a qualified substitute where it can. A Turnover Provider misses is not billed.

9. Term and Termination

This Agreement begins on the Effective Date and continues for an initial term of Initial Term (months) months, after which it automatically renews on a month-to-month basis. Either party may terminate for convenience on at least Notice to End the Agreement (days) days' written notice, and Provider will complete Turnovers for reservations booked before the notice unless Host says otherwise. Either party may terminate immediately for material breach that is not cured within 7 days of written notice.

10. Independent Contractor

Provider is an independent contractor, not an employee, agent, partner, or joint venturer of Host. Provider controls the means and methods of performing the Turnovers and is responsible for the conduct, training, and compensation of Provider's personnel.

11. Confidentiality

Provider and Provider's personnel will keep confidential all access codes, guest names, booking details and other non-public information learned through the Property. This obligation continues for 2 years after termination of this Agreement.

12. Indemnification

Each party will indemnify, defend, and hold harmless the other party from any third-party claim, loss, or expense (including reasonable attorneys' fees) arising out of the indemnifying party's gross negligence, willful misconduct, or material breach of this Agreement. This obligation survives termination for 12 months.

13. Governing Law and Venue

This Agreement is governed by the laws of the State of Governing State, without regard to its conflict-of-laws principles. Any unresolved dispute will be brought in the state or federal courts located in Venue County, Governing State, and the parties consent to the exclusive jurisdiction of those courts.

14. General Provisions

This Agreement is the entire agreement between the parties regarding its subject matter. No amendment is binding unless in writing and signed by both parties. If any provision is held invalid, the remaining provisions remain in full force. This Agreement may be signed in counterparts and by electronic signature.

Airbnb cleaning contract questions, answered

What should an Airbnb cleaning contract include?

What a standard turnover covers and what costs extra, the checkout and check-in times you work between, the rate per turnover and the premium for rush turnovers, who supplies linens and restocks guest supplies, how fast you report damage, and what happens when the host cancels late or the door code does not work.

Do Airbnb cleaners need a contract with the host?

It is what settles the usual arguments: a turnover cancelled the night before, a unit left wrecked by a party, a missing set of towels. Property managers often ask for a written agreement and a certificate of insurance before they hand over door codes.

Who pays for cleaning supplies and guest supplies?

A common split is that the cleaner brings cleaning products and equipment and the host pays for what guests use, like toilet paper, soap and coffee. The contract should say whether you restock from the host's supply or buy items and bill them back, and at what markup.

What happens if a guest damages the rental?

The cleaner is usually the first to see it. This contract has you photograph damage before cleaning around it and report it to the host within a set number of hours, so the host can file a claim before the platform deadline. Airbnb, for example, asks hosts to request reimbursement within 14 days of checkout.

Can I use this contract for Vrbo or direct bookings?

Yes. Nothing in it depends on one booking platform. It works for any short-term rental you clean between guest stays, including units a property manager runs for several owners.
