Commercial cleaning walkthrough questions, answered
What should you check on a commercial cleaning walkthrough?
Record what drives labor time and what controls access: the property type, total square footage, how much of it is carpet, the number of restrooms and fixtures in each, break rooms and kitchens, trash points, entry doors and glass, and any special areas. Then confirm the cleaning frequency, the hours you can be in the building, who holds keys and how the alarm is handled, and who supplies the products and paper.
How do you use a walkthrough checklist to price a bid?
Take the numbers from the size, floor, restroom and frequency sections of the sheet and enter them in a bid calculator: property type, square footage, carpet share, restrooms, fixtures per restroom, frequency and detail level. The notes on special areas, access and supplies then tell you whether the calculator result needs an adjustment before it goes in the proposal.
Should you measure the building or take the manager's square footage?
Ask for the square footage the client has on file, then check it against what you see. A lease figure can include space you will not clean, such as a mechanical room or a tenant suite outside the contract. Write down the square footage the contract will cover and note where the number came from.
Should I write alarm codes on the checklist?
No. Record who holds the codes, how access will be given to your crew, and whether the building uses keys, fobs or a code, but keep the codes themselves off a sheet that may be photographed, emailed or left in a truck. Get the codes from the property manager once the contract is signed.
Do I need an account to use this form?
No. Download the blank form and print it, or fill in the header details online and download a PDF. Neither needs an account.
