Apartment Unit Turn Price Sheet

Template notice. This sheet holds no prices: every amount is for you to fill in from your own bids and rates. Who pays for each line, and how a security deposit may be used, vary by state. Check your state's landlord-tenant rules before charging anything to a deposit.

  • Prepared by: Prepared By

2. Turn Tier

Sort the unit at the walk-through. Light: a good tenant left it clean, so touch-up paint, a full make-ready clean and a short punch list. Standard: a full repaint of high-traffic rooms, real repairs and a flooring decision in one or two rooms. Heavy: flooring throughout, wall repairs, appliance swaps and a trash-out before the trades can start.

3. Make-Ready Lines

Price each line you are doing. Write "owner" or "tenant" in the last column to record who pays, and tie any tenant line to a move-out photo number.

Unit turn price sheet questions, answered

What is a unit turn price sheet?

A one-page list of every line in a turn (trash-out, cleaning, paint, repairs, flooring, re-key) with a price next to each, so the owner or asset manager can approve the scope before the crew starts. It replaces a lump-sum "make-ready" number that gets argued later.

What lines go on a unit turn price sheet?

The usual ones are trash-out and haul-away, a full make-ready clean, interior paint, punch-list repairs, carpet clean, flooring work and a re-key. This sheet has a row for each, plus blank rows for anything the walk-through turns up.

Why does the sheet have a row for lost rent?

Because the days a unit sits empty are a cost of the turn even though they never appear on a make-ready invoice. Divide the monthly rent by 30 for a rough daily figure, or use monthly rent times 12 divided by 365, then multiply by the days from move-out to rent-ready.

Who pays for each line, the owner or the tenant?

Ordinary wear is generally the owner's cost, and damage beyond normal wear may be charged to the tenant's security deposit. Where that line falls, and the deposit deduction and return rules, vary by state, so check your state's landlord-tenant rules. The sheet has a column to record the decision for each line.

Do I need an account to use this form?

No. Download the blank sheet and print it, or fill in the unit details online and download a PDF. Neither needs an account.
