How the math works
  • Each surface is its measured area times your rate, rounded to the dollar, and goes on the quote as its own line.
  • House wash is priced on the home’s square footage, the basis the published bands use, and adds 30% for two stories and 35% for three, from Thumbtack’s averages by story count.
  • Roof area is the footprint times the slope factor for the pitch (6/12 is 1.12). Two or more stories add $0.10 per sq ft, the figure a large consumer cost guide publishes; count your own setup hours before relying on it. The roof line never drops below your roof minimum.
  • If the surfaces, the bundle price, and any oil treatment add up to less than your minimum, a minimum service charge line makes up the difference.
  • Travel and hauled water are separate lines on top, so the customer sees what they pay for.

Rates and ranges come from the pressure washing pricing guide and the roof soft wash guide. They are starting points. Your own costs, drive times, and market set the final number.

Pressure washing pricing questions, answered

How does this calculator price a pressure washing job?

It prices each surface on its own: the measured square feet times your rate per square foot. House washes are priced on the home's square footage and add 30 percent for two stories and 35 percent for three. Roofs turn the footprint into real roof area with the slope factor for the pitch, add 10 cents a square foot for multi-story access, and never go below your roof minimum. If the job comes in under your minimum service charge, a minimum line makes up the difference. Travel and hauled water go on as their own lines.

What should I charge per square foot for pressure washing?

The 2026 published ranges run $0.15 to $0.35 for concrete, $0.15 to $0.40 per square foot of the home for a soft-wash house wash, $0.30 to $0.80 for decks, $0.20 to $0.40 for pavers, $0.15 to $0.40 for brick, and $0.30 to $0.75 for roof soft washing. The calculator starts inside each range. Set your own rates from what your fuel, chemicals, and drive time cost, then check the result against a target of $75 to $125 per work hour.

What is a good minimum charge for pressure washing?

$150 is a reasonable floor for a solo operator with low overhead, and $200 is closer once you carry a truck payment and insurance. The minimum pays for loading the truck, the drive, and mixing chemicals, which cost the same on a small job. When a customer wants something small, add scope (the porch and steps along with the walkway) instead of going under it.
