The first deep clean setting gives the job 1.75 times the time a biweekly clean of the same home takes. Time your own deep cleans and adjust the rate if yours run longer. Switch the frequency to see the recurring price you'll charge from the second visit, or use the move-out cleaning price calculator for an empty home. The time table and rates behind it are in our cleaning pricing guide, and how to quote a first clean from a phone call and two photos is in should house cleaners give quotes over the phone.
Before the price goes out
Two homes with the same layout can be hours apart on a deep clean. A few habits keep the number you quote the number you collect.
- Ask when the home was last cleaned by a professional. "Never" or "about a year ago" tells you the first visit is a deep clean.
- Ask for photos of the kitchen and the bathrooms. Grease and soap scum in the photos confirm a deep clean rather than a standard one.
- Write out what the deep clean covers. Name each area the price includes, such as baseboards, vents, ceiling fans and door frames, so the customer isn't expecting something you didn't price. The inside of the oven and the fridge are add-ons here, so quote them as their own lines.
- Quote the recurring price on the same page. A customer who sees $230 for the first visit and $140 every other week after it knows the price drops from the second visit.
- Add a condition line. If the home needs much more time than the photos showed, you tell the customer the new price before you start, and they decide whether you go ahead.
If the deep clean turns into recurring service, the free cleaning service agreement template puts the schedule and the price for the visits after it in writing.
Deep cleaning pricing questions, answered
How does this calculator price a deep cleaning?
It starts from how long a biweekly clean of the same layout takes (about 3 hours for a 2 bedroom, 1 bath home at 1,000 square feet) and adjusts that for the square footage you enter. The first deep clean setting multiplies that time by 1.75. The hours times your hourly rate is the labor. It adds $8 for supplies and $10 for the drive, plus any add-ons you check, such as an inside oven at $35 or an inside fridge at $30. Then it adjusts for your market: 0.8x in rural areas, 1.3x in coastal metros. The range shown runs from 15 percent under to 20 percent over the recommended price. A one-time deep clean for a customer who won't book recurring service prices the same way. Time your own deep cleans and adjust your rate if they run longer.
How much should I charge for a deep cleaning?
Work it out from your own time and rate, then check it against what the customer has seen. With the calculator's starting inputs (2 bedrooms, 1 bath, 1,000 square feet, $40 an hour, most US metros), a deep clean comes to about 5.3 hours and $230, with a range of $195 to $275. HomeAdvisor's consumer cost guide puts professional deep cleaning between $200 and $400 for a home, and $140 to $320 for homes of 800 to 1,500 square feet. Put the oven and the fridge on their own lines so the customer sees what the total covers.
How much more should a deep clean cost than a regular clean?
Our cleaning pricing guide recommends 1.5 to 2 times your recurring rate for the first deep clean. This calculator gives a deep clean 1.75 times the time of a biweekly visit. Everything except the labor costs the same on both visits, so the price rises less than the time: with the starting inputs, $230 for the deep clean against $140 for a biweekly visit. Put both prices on the first quote, so the customer sees the price drop from the second visit.
What does a deep clean cover that a regular clean doesn't?
There is no standard list, so write yours on the quote. HomeAdvisor's cost guide says the price can be higher when a home needs significant work on baseboards, vents, ceiling fans and bathrooms. It prices oven cleaning at $20 to $50 and fridge cleaning at $10 to $40, and lists carpet cleaning and tile and grout restoration as services you add on. In this calculator the inside of the oven and the fridge are add-ons at $35 and $30. Anything else you include, like inside the cabinets or the window tracks, belongs in your hours or on its own line.
Can I price a deep clean of only part of a house?
The calculator prices the whole home by its layout. For part of a house, such as the bathrooms and the main living areas only, ask for photos of each area, estimate your hours area by area, multiply by your hourly rate, then add supplies and your drive. Give the customer one price for the whole list and write the list on the quote.
Is the calculator free? Do I need an account?
It is free and needs no account. Create my estimate opens an estimate page with a PDF to download and a link you can text the customer. Use this in EosLog starts a free account and carries this price into your first quote, so you can schedule the clean and invoice when it is done.
