The move-out setting doubles the time a biweekly clean of the same home takes. Switch the frequency to compare a first deep clean or a recurring visit, or use the cleaning price calculator for recurring work. The time table and rates behind it are in our cleaning pricing guide, and how to structure the quote is in how to price a move-out cleaning.

Before the price goes out

A move-out is graded by a landlord or a buyer after you leave, and two homes the same size can be hours apart. A few habits keep the number you quote the number you collect.

  • Ask for photos or do a quick walk. Cabinet insides and blinds are where the hours hide, and the oven and fridge are add-ons.
  • Put the add-ons on the quote as their own lines. Customers often assume the oven and fridge are included. A named line settles it before you arrive.
  • Write the walkthrough into the quote. One sentence: the price is confirmed at a short walkthrough before work begins, and additions come from the attached menu.
  • Confirm the home will be empty. A clean scheduled around a moving truck that slips a day becomes a different job.
  • Collect on completion day. A tenant who is moving may be in another state when an invoice comes due. Take a card when they book and charge it when the after photos are taken.

The free move-in and move-out cleaning inspection checklist works as the scope sheet you attach to the quote and the punch list your crew works from.

Move-out cleaning pricing questions, answered

How does this calculator price a move-out cleaning?

It starts from how long a biweekly clean of the same layout takes (about 3 hours for a 2 bedroom, 1 bath home at 1,000 square feet) and adjusts that for the square footage you enter. A move-out doubles that time. The hours times your hourly rate is the labor. It adds $8 for supplies and $10 for the drive, plus any add-ons you check, such as an inside oven at $35 or an inside fridge at $30. Then it adjusts for your market: 0.8x in rural areas, 1.3x in coastal metros. The range shown runs from 15 percent under to 20 percent over the recommended price.

How much should I charge for a move-out cleaning?

Work it out from your own time and rate, then check it against what the customer has seen. With the calculator's starting inputs (2 bedrooms, 1 bath, 1,000 square feet, $40 an hour, most US metros), a move-out comes to about 6 hours and $260, with a range of $220 to $310. HomeGuide's consumer cost guide puts the average move-out cleaning between $150 and $500, and $150 to $380 for a 2 bedroom home. Put the oven and the fridge on their own lines so the customer sees what the total covers.

How long does a move-out cleaning take?

This calculator assumes about twice the time of a biweekly clean of the same home. A move-out covers the inside of the cabinets and closets, plus the baseboards and floors that furniture used to hide. The oven and fridge are add-ons on top. For a 2 bedroom, 1 bath home at 1,000 square feet that is about 6 cleaner-hours, against about 3 for a biweekly visit. A home left in rough shape can take longer than its size suggests, so time your own move-outs and adjust your rate or the add-ons to match.

Should I price a move-out by the square foot or as a flat rate?

A flat base price by bedroom and bathroom count holds up best with a printed add-on menu and a short walkthrough before work starts, so a home dirtier than described becomes priced add-ons instead of an argument. The calculator also shows a per-square-foot check. For a move-out it uses twice the biweekly per-foot rate, which is $0.30 a square foot in most US metros. HomeGuide lists $0.15 to $0.25 a square foot as typical for move-out cleaning, so a customer pricing by the foot may have a lower number in mind. Walk them through the hours and the add-on lines.
